Cubana SmartBuild™

Modular and prefabricated construction technology, with designs and specifications adapted specifically for Ghana — our climate, our materials, our building regulations, and how Ghanaian families actually live.

Building the same house the same way it has been built here for forty years produces the same result: slow, expensive, and unpredictable. SmartBuild is our answer to that.

Where it is appropriate for the design and the site, we manufacture standardised components in controlled factory conditions and assemble them on site. Not every Cubana home is modular — but every Cubana home benefits from the standardisation, the quality control and the speed the method makes possible.

06Payment plan

You pay as it is built.

Every payment is tied to a construction stage that has been completed and inspected — not to a date on a calendar. If the work has not happened, the payment is not due.

You pay in stages, and each stage is linked to construction progress rather than to a calendar. A reservation secures your unit; the remaining stages fall due as land and legal work, foundation, structure, roofing, internal works and finishing are completed and inspected. The full illustrative schedule is set out in the payment plan section above. Your exact percentages are confirmed in your purchase agreement before you pay anything beyond reservation.

Before you commit, we show you the ownership structure and the documentation for the land your home is being built on. No land is sold and no development begun without appropriate legal and planning due diligence. We encourage you to have your own lawyer review everything — buyers who check are the buyers we want.

Yes — the process is designed for it. Remote consultation by video, digital issue and execution of documents, staged payments made from abroad against documented progress, dated video reporting from site, and a remote handover with a snagging walkthrough on video. You can nominate a representative in Ghana to attend on your behalf at any stage.

Our target programme is 120 days from land acquisition to handover for a standard model on a prepared site, with defined milestones at day 20, 45, 70 and 95. Site conditions, permits, weather and specification changes can move that. Your confirmed programme forms part of your purchase agreement.

It means the repeatable parts of your home are manufactured in controlled factory conditions and assembled on site, instead of every element being built from scratch in the open. The benefit is consistency and speed: tighter tolerances, less weather damage, fewer trades on site for less time. We use modular methods where they are appropriate to the design and the site — not on every home, and never at the expense of the finish.

Reservation terms — including the cooling-off period and the circumstances in which a reservation is refundable — are set out in full in the reservation agreement you receive before you pay. We will not ask you for a reservation deposit before you have had that document and time to read it.

We complete a formal snagging inspection with you, or with your nominated representative, and record every defect. Those defects are closed before keys are released — not after. You receive your documentation pack at the same time, including as-built drawings and warranties applicable to your home.

You receive regular progress updates with dated photography from site, and video reporting at each major stage. Independent inspections and quantity surveying are carried out at defined points in the programme, and the findings are shared with you.
